2025-26 Contract:
Includes electric, gas, water, wifi, TV licence and laundry facilities (subject to a fair usage quota)
- Contract period: 37 weeks, starting 16 September 2025 and ending 2 June 2026.
- Contract: You will be issued a with a Room-Only Tenancy Agreement which creates a legally binding contract between us, the landlord, and you, the tenant. You will need to sign and return this with your deposit to secure your room.
- Rooms: All bedrooms are single occupancy rooms with a double bed. Each bedroom is private, and enjoys the use of the communal areas.
- Guests: No person may occupy or share the occupation other than the student named on the Tenancy Agreement. One overnight guest may stay for two nights at any one period, with a maximum of 15 guest nights during the period of your tenancy.
- Parties: Parties of any type are not permitted.
- Utility bills: Rent includes utility bills of electric, gas, water, wifi and laundry facilities (washing machine and tumble dryer). All within a given ‘fair usage’ quota, above which additional charges may be made. Also includes a TV and TV licence in the lounge. Council tax, if applicable, is not included in your inclusive bills*.
- What’s included: The apartment is fully furnished and the kitchen is fully equipped. All you need to bring is your own bedding, sheets, towels and personal belongings.
- Cleaning: You are responsible for regular cleaning of both your own room and the shared areas. A vacuum cleaner is provided. A fortnightly visit is made to the communal areas where a cleaning and maintenance check is made.
- Deposit: A £495 deposit is required when you sign and return your Tenancy Agreement. This will be refunded at the end of your stay providing there is no damage to your room or shared areas, and they are left clean.
- Payment: Please see Prices page for fees and payment information. Your accommodation fee is contractually payable for the full 37-week Agreement.
- *Council tax: Band B. Exemption applies if in full-time education. Council tax, if applicable, is not included in inclusive bills. Students do not have to pay council tax, but this exemption is only valid as long as you are a full-time student. You will be liable for council tax should your student status end.

- Smoking: Is not permitted, inside or outside in the garden areas or Sheldon, The Loft or The Studio.
- Pets: Pets of any type, including visitor’s pets, are not permitted in Sheldon, The Loft or The Studio.
- Bedding and towels: You will need to provide your own bedding and towels. Beds are standard UK double size.
- Kitchen equipment: All essential kitchen items are supplied and are detailed on the inventory.

- Location and car parking: Falmouth Lets is situated in a very convenient location in Falmouth, close to bus stops, Penmere station and the town. Our accommodation does not offer car parking.
